BUG provides structured interim activation for vacant commercial buildings across London. We work with landlords, asset managers, developers and agents to temporarily occupy underused space through carefully managed cultural programming, design-led environments and reversible architectural interventions.
Our model is designed specifically for buildings in transition — between tenants, awaiting redevelopment, held during planning, undergoing refurbishment, or struggling to lease in the current market. Rather than allowing buildings to sit dormant, BUG introduces controlled and operationally lightweight occupation that improves visibility, perception and future leasing potential while reducing the negative effects of prolonged vacancy.
Each project responds directly to the building itself. Depending on the site, BUG may operate as a listening room, exhibition environment, members space, installation platform or temporary cultural venue. We work with architects, designers and cultural operators to create environments that feel intentional, considered and commercially aligned with the long-term future of the asset.
In selected cases, particularly with underperforming or difficult-to-let office space, BUG may deliver reversible fit-outs and spatial improvements as part of the occupation agreement. The intention is not simply to occupy dormant buildings, but to actively improve the experience, perception and functionality of space during transitional periods ahead of reletting or redevelopment.
Our occupation model operates through flexible licence agreements with controlled access, appointment-led programming and clearly defined exit terms. All projects are structured to minimise operational friction for landlords while maintaining a high standard of presentation, stewardship and compliance throughout occupation.

Occupation periods typically range between six and twelve months, with adaptable terms depending on the building and ownership structure.
All BUG sites operate under licence-based occupation agreements with a focus on low-impact use, reversible interventions and operational clarity. Access is carefully controlled and programming is appointment-led, allowing buildings to remain professionally managed throughout our time in situ.
We maintain public liability, occupier liability, contractor cover and event insurance across all projects. We work closely with landlords, agents and consultants to ensure occupation remains commercially practical, compliant and straightforward to unwind when required.
